What Park City is built out of.
Park City runs on a different clock than the valley. A large share of the houses are second homes and vacation properties — owners in another state, the property under management, and every decision made remotely on a listing or sale timeline. When one of these changes hands, the clearing, the remodel demo, and the removal all land at once, usually with a hard deadline attached to ski season.
It's also the best estate-sale market on this list, and that's worth saying plainly. These are large houses that were furnished deliberately — furniture bought new and kept well, art, ski and outdoor gear, tools, whole rooms of it — and when one is downsized or sold, the contents routinely clear the bar that makes a staged sale worth running. In most towns the honest advice is often a cleanout. In Park City it's usually worth pricing the house first.
Old Town is the exception to everything above: restored miners' cabins from the 1880s on narrow hillside lots off Main Street, driveways that barely exist, and neighbors close enough to touch. Work there means small equipment, hand-carry debris, and framing that was never standard to begin with.
And the geography, honestly: this is Summit County, not Salt Lake, and it's not next door. From Sandy it's up Parley's — about 40 minutes. That's a real drive and it's driven anyway, scheduled like the commitment it is rather than squeezed between valley jobs.
