What Cottonwood Heights is built out of.
The first subdivisions here went in around 1953 — Greenfield Village, Cottonwood Ridge along Virginia Hills Drive, Steffensen Heights — but the bulk of Cottonwood Heights is late 1970s through the 1990s. Ramblers, split-levels, and larger custom homes climbing the bench between Fort Union Boulevard and Wasatch Boulevard toward the mouth of Big Cottonwood Canyon.
Building against a hillside means walkout basements and elevated decks, and an elevated deck in Utah takes weather from both directions — sun that destroys the finish and freeze-thaw that works the fasteners loose every winter. A 1980s deck twelve feet off the ground with original hardware is a demolition job, not a repair, and taking one down safely is framing work.
The market here is downsizing more than probate. Couples who raised families in a five-bedroom on the bench, whose knees have opinions about the stairs now, moving to something single-level. The house gets emptied, the deck and the shed come off, and it lists.
